How to Prepare for a Power Outage

At any time your residency can experience widespread power outages due to wind and storm effects.  Do you have a plan for a power outage at your home? Getting prepared now, before one happens, will make any future outage more manageable and ultimately safer.  Beyond the annoyance of not being able to check Facebook or take a hot shower, a power outage can present safety issues. Food can go bad, certain medical facilities or devices may not be in operation, and water can become tainted. Use these helpful tips to prepare yourself: 

  • Create a list of every vital power-using item in your home.  Things like your refrigerator should be on this list, where something like video games should not.  Stock batteries for items that can use them.
  • If you are on a medication that needs to be refrigerated, make sure that it maintains the proper temperature after the power goes out.
  • Do your best to keep any refrigerators/freezers closed until power is restored. Stock non-perishable food and water to consume in the meantime. Check food temperatures to make sure no food has spoiled.
  • If you have access to a generator, remember to operate it a safe distance from your home to avoid inhaling fumes.

Recent Snow Storms in New Jersey

Due to recent winter storms, it is important to keep yourself and your property safe in these current conditions. Here are some ways to stay safe:

  • Protect your pipes from freezing by insulating them
  • Make sure your home heating sources are installed according to local codes and permit requirements and are clean and in working order.
  • Make sure your home is properly insulated. Caulk and weather-strip doors and windowsills to keep cold air out.
  • Install storm windows or cover windows with plastic from the inside to provide an extra layer of insulation to keep cold air out.
  • Keep in your vehicle: - A windshield scraper and small broom - A small sack of sand for generating traction under wheels and a set of tire chains or traction mats - Matches in a waterproof container - A brightly colored (preferably red) cloth to tie to the antenna - An emergency supply kit, including warm clothing.

5 TIPS TO PROTECT YOUR HOME FROM WIND AND STORM DAMAGE

  1.  CHECK AND REPAIR YOUR ROOFS FLASHING AND SECURE LOOSE SHINGLES— Flashings are the metal pieces that protect the seams of the roof and around the chimney and vents.  Loose or damaged flashings can allow wind and rain to get under the shingles and cause damage.
  2. REMOVE TREES TOO CLOSE TO YOUR HOME— Trees that are too close to the home can cause major damage if it should fall during a storm.  Even healthy trees can topple if the ground becomes too oversaturated and soft.  Trees should be planted far enough away from the home so the height at maturity equals the distance from the home.
  3. TRIM YOUR TREES AND LARGER SIZED BUSHES-- Damaged or dead branches and limbs can break off and become projectiles during high wind storms, causing damage to your home and property.  Make sure to trim the dead and damaged branches from trees and large bushes.  Not only will your trees be healthier…. But you could potentially be saving yourself from future wind damage.
  4. SECURE YOUR GUTTERS AND CLEAN THEM OF ANY DIRT AND DEBRIS— Common sense?  Maybe, but you would be surprised how many people neglect the care of their gutters.  Check your gutters and make sure they are securely attached to your home.  Make repairs if needed.  Keeping your gutters clear of dirt and debris (branches, leaves…. BIRD NESTS??!!) will help keep rain water flowing off your roof.  When your gutters are clogged up the water can’t drain properly.  Eventually the water will pool and drain back into your roof, creating another set of problems.  LEAKING ROOF.  WATER DAMAGE.  MOLD.  Fun stuff!!  Well, not really…… so make sure to clean those gutters!
  5. WAIT UNTIL LATE SPRING TO PUT OUT LAWN FURNITURE— This sounds like a good idea, right?  Early spring thunderstorms can be damaging, so waiting would make sense.  WELL… better yet let’s just anchor down those projectiles!  Thunderstorms and severe weather can happen at any time.  If you are going to put furniture outside it is best to anchor down as much as you can and put away any non-anchored furniture if a storm is brewing.

But windstorms are not on the radar of many people, and these homeowners get caught in a pickle when violent windstorms strike. A way to prepare is to make sure your garage door is secure. This might even involve hiring a company, but an easy way to know is to check the garage and its parts to make sure everything is tight. Also, check the shingles on your roof, wind can get under these shingles and rip them off. Ways to see if your shingles are loose are, checking for missing shingles; this could be a precursor for what can happen in heavy wind. Take a glance for sagging this is a telling sign for loose shingles. Outdoor furniture is an item that often gets forgotten and can blow away, bring it inside or secure it down outside to ensure no one gets hurt by flying furniture. Hurricane Season for the Atlantic coast is from June 1 - November 30

Hurricanes are massive storms that form over warm ocean waters and move toward land. Hurricanes cause powerful winds, heavy rainfall, storm surges, coastal and inland flooding, rip currents, tornadoes, and landslides. 

  • Can happen along any U.S. coast or in any territory in the Atlantic or Pacific oceans.
  • Can affect areas more than 100 miles inland.
  • Are most active in September.

Prepare NOW

  • Know your area’s risk of hurricanes.

Sump Pump Failures From Storms

A sump pump is an important part of your basement and makes sure that your basement doesn't flood. A sump pumps job is to redirect water away from a house and into a dry well when it is raining but a sump pump can fail for 7 reasons:

7 Things that Cause Sump Pump Failure

1. Power Failure

The most common cause for sump pump failure is an electrical power outage. To prevent this, have a backup generator that can be manually activated. In the case that your primary pump mechanically fails, though, a generator cannot help in this situation. But in the event of a storm where the power is knocked out for any length of time, a backup generator can be a lifesaver.

On the same topic of power, some components of the sump pump may be vulnerable to damage from power surges. To prevent this, protect the entire electrical system from power surges with a service entrance surge protection device.

2. The Sump Pump is the Wrong Size

If you have an incorrectly sized pump, or if the pump is not installed properly, there will most likely be a problem. A small sump pump is often just as effective as a big one. When a sump pump is too big, the pump is forced to work harder, resulting in a shorter product lifespan. But if it’s too small, it may not be able to adequately pump out the water – again resulting in a shorter lifespan.

3. Improper Installation

Installing a sump pump must be done exactly right. Manufacturer’s instructions must be followed carefully for the installation in order to avoid severe water damage down the road. Most manufacturers recommend or require a check valve to be installed on the discharge line. If not installed, the back-flow of water can cause the pump impeller to rotate backwards and unscrew off the motor shaft. In this scenario, you will still hear the pump motor running, but it would not be pumping any water.

Most manufacturers require the drilling of a small air relief hole in the discharge line between the pump and the check valve which is intended to prevent the pump from having to overcome the air pressure in the discharge pipe. The discharge pipe must be of the required diameter.

Lastly, the sump pump pit should not be set in dirt or gravel. This causes debris to enter into your pump and can result in interference with the pump’s on/off switch or float arm.

4. Switch Problems

The leading mechanical cause of sump pump problems is a switch problem. This occurs when the pump shifts from its position inside the basin, rendering the float ineffective. Float is responsible for the smooth operation of the on/off switch. Your sump pump relies on both the switch and the float arm mechanisms to operate effectively.

5. Lack of Maintenance

Some pump manufacturers recommend the pump to be run every 2-3 months. Some recommend a yearly program completed just before the rainy season hits.

Here are some additional manufacturer recommendations:

  • If there is a back-up pump, unplug the primary pump and run the back-up pump to make sure it works properly
  • When testing your sump pump, go outside to make sure it is discharging water
  • Sometimes the pump can run but not pump any water. This means the impeller has disengaged from the pump shaft or the check valve is installed backwards.
  • Check the operation of the float to make sure it is not restricted
  • Clean out the air hole in the discharge line
  • Listen for any unusual noises when the motor is running
  • Replace the battery on the back-up sump pump every 2 or 3 years

6. Frozen or Clogged Discharge Lines

If water cannot exit your home through the discharge line, your system will not work. It is important to keep the discharge pipe protected from freezing and free of sticks, dirt, rocks and other debris. Protecting the water’s exit point of the discharge pipe will keep debris and animals out of the system, making it optimal for your sump pump.

Grated covering will not stop the lines from freezing or becoming blocked by ice and snow. A special grated discharge line attachment should help; it is placed near your home on the discharge line. It includes openings that give water a way to flow out of the pipe if the line is blocked further down.

7. Product Defect

Though rare, product defect is always a possibility and does happen. It is wise to test the pump when it is initially installed to make sure the pump operates properly.

A sump pump is an important part of your basement and makes sure that your basement doesn't flood. A sump pumps job is to redirect water away from a house and into a dry well when it is raining but a sump pump can fail for 7 reasons:

7 Things that Cause Sump Pump Failure

1. Power Failure

The most common cause for sump pump failure is an electrical power outage. To prevent this, have a backup generator that can be manually activated. In the case that your primary pump mechanically fails, though, a generator cannot help in this situation. But in the event of a storm where the power is knocked out for any length of time, a backup generator can be a lifesaver.

On the same topic of power, some components of the sump pump may be vulnerable to damage from power surges. To prevent this, protect the entire electrical system from power surges with a service entrance surge protection device.

2. The Sump Pump is the Wrong Size

If you have an incorrectly sized pump, or if the pump is not installed properly, there will most likely be a problem. A small sump pump is often just as effective as a big one. When a sump pump is too big, the pump is forced to work harder, resulting in a shorter product lifespan. But if it’s too small, it may not be able to adequately pump out the water – again resulting in a shorter lifespan.

3. Improper Installation

Installing a sump pump must be done exactly right. Manufacturer’s instructions must be followed carefully for the installation in order to avoid severe water damage down the road. Most manufacturers recommend or require a check valve to be installed on the discharge line. If not installed, the back-flow of water can cause the pump impeller to rotate backwards and unscrew off the motor shaft. In this scenario, you will still hear the pump motor running, but it would not be pumping any water.

Most manufacturers require the drilling of a small air relief hole in the discharge line between the pump and the check valve which is intended to prevent the pump from having to overcome the air pressure in the discharge pipe. The discharge pipe must be of the required diameter.

Lastly, the sump pump pit should not be set in dirt or gravel. This causes debris to enter into your pump and can result in interference with the pump’s on/off switch or float arm.

4. Switch Problems

The leading mechanical cause of sump pump problems is a switch problem. This occurs when the pump shifts from its position inside the basin, rendering the float ineffective. Float is responsible for the smooth operation of the on/off switch. Your sump pump relies on both the switch and the float arm mechanisms to operate effectively.

5. Lack of Maintenance

Some pump manufacturers recommend the pump to be run every 2-3 months. Some recommend a yearly program completed just before the rainy season hits.

Here are some additional manufacturer recommendations:

  • If there is a back-up pump, unplug the primary pump and run the back-up pump to make sure it works properly
  • When testing your sump pump, go outside to make sure it is discharging water
  • Sometimes the pump can run but not pump any water. This means the impeller has disengaged from the pump shaft or the check valve is installed backwards.
  • Check the operation of the float to make sure it is not restricted
  • Clean out the air hole in the discharge line
  • Listen for any unusual noises when the motor is running
  • Replace the battery on the back-up sump pump every 2 or 3 years

6. Frozen or Clogged Discharge Lines

If water cannot exit your home through the discharge line, your system will not work. It is important to keep the discharge pipe protected from freezing and free of sticks, dirt, rocks and other debris. Protecting the water’s exit point of the discharge pipe will keep debris and animals out of the system, making it optimal for your sump pump.

Grated covering will not stop the lines from freezing or becoming blocked by ice and snow. A special grated discharge line attachment should help; it is placed near your home on the discharge line. It includes openings that give water a way to flow out of the pipe if the line is blocked further down.

7. Product Defect

Though rare, product defect is always a possibility and does happen. It is wise to test the pump when it is initially installed to make sure the pump operates properly.

Home suffers storm damage
